  • We work closely with homeowners and contractors as well as real estate agents and other professionals to provide plans for new home construction, renovations or additions, tenant improvements, as-built drawings, among others.

    We also collaborate closely with interior designers on their projects, and provide interior design services in collaboration with Something Good Interiors.

  • Neither! We offer building design services within Part 9 of the BC Building Code. What does this mean? That we can provide custom home plans for houses up to 600 sq. m. (6,458 sq. ft.) in building footprint. This offers a wide array of possibilities for prospective home builders. If there are any elements that are outside of Part 9, we work with the engineer of your choice for those components.

  • Single family homes built under Part 9 of the BC Building do not require an architect. Engineers are often necessary, depending on what elements you’d like to incorporate. We will inform you if we believe you will require one. We work closely with various engineering firms in British Columbia and will also contact the inspectors in your region to ensure there will not be any complications.

  • We’re taking on new jobs all the time and find that timelines are greatly dependent on client motivation and external factors. It’s best to involve us early in the process as we may need to collaborate with building officials and engineers.

    Our timelines do not include the current building permit wait times in your region, something to keep in mind when planning your project schedule.

  • Stock plans can serve as a great jumping off point for your design, but we find they don’t always suit your lifestyle and building lot. Most stock plans need so many tweaks and changes, it ends up being a custom design at the end.

    Our clients love how we factor in their personal priorities to deliver a plan that is tailored to their own style and preferences.

  • Estimated cost will vary depending on the complexity and other services you would like included such as building permit applications, coordinating with engineers on your behalf, detailed rendering packages, etc. We’d love to sit down with you to discuss your project and tailor a package for your requirements, free of charge.

  • During the initial meeting we gather all the information to get a clear picture of your desired home plan. If it’s not what you envisioned, we are more than happy to adjust the plans to suit your tastes. The first few revision rounds will establish the foundation and structural aspects while the final revisions will allow you to tweak the design to make it perfect!
